Terms & Rules

Terms

Please ensure you read and fully understand these booking terms and conditions. If anything is unclear, please contact us so we can explain in further detail to avoid any misunderstandings.

 

A contract between you and the owner will come into existence when the deposit or full payment is received, and a booking confirmation is issued showing the confirmed holiday dates.

Bookings

Bookings cannot be accepted from persons under eighteen years of age.

Bookings are confirmed on receipt of enquiry and are confirmed via email upon deposit being paid.

The owner reserves the right to refuse a booking without giving any reason.

 

Check In & Check Out Times

Change over day is variable with check in times at 4pm and departure by 10am.

Payment

Option 1 - This is my preferred method of payment, a 25% deposit paid via BACS Or Bank transfer upon the booking being made followed by cash upon arrival being the remainder of the balance to be paid in full after you have been checked in and are happy with your holiday booking.

Option 2 -The 25% deposit Payment by BACS/Bank Transfer, with the balance to be paid 14 days prior to the holiday start date.

We reserve the right to cancel a booking where payment has not been received 14 days before the holiday start date, in which case the deposit is not refundable. Unless otherwise agreed.

If booking is made within 14 days of holiday date, then payment will be due in full, upon booking.

Cancellations

At least two weeks notice must be given before 14 days of holiday start date to qualify for a refund. ​

Deposit

A deposit of 25% is payable upon confirmation of booking, an email will be sent confirming the booking including payment details for deposit to be paid via BACS/Bank Transfer. A receipt will also be sent via email once payment for deposit has been received.

Damages and breakages

Please treat the facilities & accommodation with due care so that other guests may continue to enjoy them. If you notice something is missing or damaged in your accommodation, please let us know immediately so that we can take the appropriate action. If there has been any damage or breakages during your stay, we would be grateful if you could report them promptly, especially before check-out. The accommodation will be inspected at the end of the holiday & you may be charged for any loss, damage or extra cleaning costs.

The owner reserves the right to make a charge to cover additional cleaning costs if the client leaves the property in an unacceptable condition.

These are to be paid for in full within 7 days of notification.

Re-let or Sublet

The client may in no circumstance, re-let or sublet the property.

Rules​

We want you to enjoy your stay with us, however, we don't want to overwhelm our guests with a huge list of do’s and dont's, but whilst we want you to relax, kick back and enjoy yourself all we ask for is for you to follow a few simple rules and for our holiday home to be respected.

Footwear​

We don't permit outside footwear to be worn in the house, House slippers are provided.

Please remove shoes before entering the house.

 

Pets

Pets aren’t allowed as we want to be able to accommodate future guests with allergies or that a family member has allergies.

Smoking

Smoking is not allowed in the property.

Vaping

Vaping is permitted in the property.

Hot tub
No children under 18 without adult supervision.

The hot tub is only open from 8am to 11pm daily.

Please respect these timings out of respect for our neighbours.
Please avoid using glass in the pool hot tub.
Please remove sun cream and makeup, before entering hot tub.
No diving or jumping in the hot tub.
Please replace the hot tub cover after use to retain heat.

Other

  • Please respect the community and try to keep noise levels to a minimum, especially between 11 pm and 8 am.​

  •  

  • Please make sure you switch off lights, heating, air conditioning or any electrical appliances when you go out. Please also lock the doors and close the windows when you leave the property unoccupied.  Also please switch outside lighting off at night before retiring, as to not cause light pollution to near-by neighbours– thank you.

  •  

  • Fireworks, Chinese lanterns, firepits, candles, incense burners including wax melt burners and portable BBQ's are prohibited.

  •  

  • We or our representatives reserve the right to enter the property at any time to undertake essential maintenance, repairs or for inspection purposes, we will try and notify you first, this will only be in an emergency.

  •  

  • Please be advised that no extra overnight visitors are allowed to stay at the property, unless otherwise agreed.

  •  

  • The owners shall not be liable to you or your holiday party for loss or damage to property, however arising.

  • If you want to use the services of a third-party supplier (e.g. a chef, beauty treatments) this must be agreed beforehand. If you bring a third-party supplier without consent, we reserve the right to ask them to leave. We do not accept liability for the activities of these third-party suppliers.

  • Wi-Fi – the guest agrees to reasonable and lawful usage.

  • We strongly advise that you take out comprehensive travel insurance to cover cancellations. If you choose not to, then you accept responsibility for any loss that you may incur due to your cancellation.

  • If your booking is cancelled due to circumstances beyond our control, notification will be given of the cancellation as soon as possible and we will promptly refund all payments made to us for your holiday. Our liability for cancellation will be limited to payments made to us.
